Full home inspection

The complete walk-through: roof, structure, exterior, foundation and crawl space, electrical, HVAC, water heater, plumbing, drainage and appliances. Infrared imaging is part of it, at no extra cost.

You get: a photographed, itemized report in plain language, fast enough to be useful inside an inspection contingency.

Infrared thermal imaging

Certified thermography for moisture intrusion, missing insulation, air leakage, overheating electrical connections and radiant-heat problems. Available inside an inspection or as a standalone survey.

You get: thermal images paired with visual photos, with each anomaly marked and explained.

When people call us

Before you buy

The standard case: you are under contract and inside your inspection period. We work to that deadline and give you documentation you can negotiate with.

Before you list

A pre-listing inspection tells you what a buyer’s inspector is going to find, while you still have time to fix it or price it in.

New construction

New does not mean flawless. We inspect before the builder’s warranty period runs out, when repairs are still someone else’s cost.

Older homes

Utah has a lot of pre-1960 housing stock. Knob-and-tube, undersized panels, failing masonry and original galvanized plumbing are all things we look for specifically.

Ice damming & heat loss

At altitude, ice dams and heat loss go together. Infrared finds where the heat is escaping instead of guessing at the insulation.

Something is wrong

A stain that keeps coming back, a room that never warms up, a breaker that trips. We can scan for the cause without opening walls.
