What we tend to find here
Utah County splits neatly in two for an inspector. North of Orem it is mostly post-2000 tract construction, where the recurring findings are builder-grade workmanship: attic insulation blown to the wrong depth, missed air sealing at rim joists and can lights, and grading that slopes back toward the foundation. Provo, Springville and Payson hold the older core, where we are looking at aging panels, original galvanized supply lines and roofs well past their second layer.
None of that means a house in Utah County is a bad buy. It means we know what to look at first, and we would rather spend the time where it is likely to matter.
