What we tend to find here
Cache Valley is cold and holds an inversion for weeks at a time, which makes heating performance and combustion safety a priority. Logan's older neighborhoods near the university carry a large rental stock, and long-term rentals tend to show deferred maintenance: worn roofing, aging water heaters and improvised electrical work. Smithfield, Hyrum and Providence run newer, with the usual growth-era envelope issues.
None of that means a house in Cache County is a bad buy. It means we know what to look at first, and we would rather spend the time where it is likely to matter.
